The sweeping tree-lined driveway leads visitors to an enchanting red-brick farmhouse, once the family home of the current estate owner and now a fabulous holiday home for up to 12 guests, and two of your favourite four-legged friends. Step inside and you’ll find a stunningly designed home with an abundance of character and original features, along with all the creature comforts needed, including a separate games room with a pool table. The outside is equally impressive with a huge swathe of south-facing gardens and a bubbling hot tub to enjoy. This is a place for games of croquet, summer picnics and alfresco dining surrounded by the most wonderful views, then as night falls, slip into the hot tub for a little stargazing. The secluded location is idyllic, the surroundings quintessentially rural, yet you are only 3 miles from the vibrant town of Stratford-upon-Avon and myriad attractions.

Overview

The lane leading to Beecham Farmhouse is akin to being on a magical mystery tour, each twist and turn of your hedgerow-lined drive takes you deeper into the countryside and at the very end lies Beecham Farmhouse. The sweeping driveway offers ample parking, and the expansive gardens make this the perfect escape for family and friends. There are countryside walks in all directions from the front door.

Once inside, you’ll find a truly fabulous house beautifully designed for relaxation and enjoyment. Polished flagstone floors feature in the hallway, kitchen and conservatory and the impressive living spaces include the elegant drawing room, sitting room and a cosy snug, which doubles as the perfect playroom for younger visitors. There’s a well-equipped kitchen and a fabulous conservatory with a 12-seater dining table. It’s an impressive space that lends itself to lazy breakfasts in the sunshine, convivial Sunday lunches and elegant evenings with friends. Multiple sets of double doors lead from here into the garden and onto the terrace. There are three stunning bedrooms on the first floor, two further delightful bedrooms on the second floor and four bathrooms. Across the drive stands the annexe with a further bedroom and ensuite shower room. This is also where you will find the games room complete with a fun bar area, pool table which also doubles as a ping pong table and a dart board.

Surrounding Beecham Farmhouse is an extensive garden with sweeping lawns and wonderful views. The terrace is a peaceful place for outside dining or simply relaxing in the sunshine with that book you have been meaning to read. The charcoal BBQ makes summer evening meals a breeze, and the hot tub** is a welcoming place to rest weary bones after long countryside rambles. The circular drive offers ample parking for 5 cars. **An additional fee applies for the hot tub.

Ground Floor

Entrance Hall:
The welcoming entrance to Beecham Farmhouse is also where you’ll find a desk and USB charging point, a very useful space if work can’t be left behind or you just want somewhere to sit and read the papers.

Sitting Room:
This gorgeous room is perfect for relaxing and watching a film. Plump, cushion-filled sofas and armchairs offer plenty of seating, original beams line the ceiling and when the weather is chilly put a match to the open fire and relax in total comfort. The large wall-mounted Smart TV is unobtrusive but there should you desire it.

Drawing Room:
Elegant and stylish yet filled with character from the wooden beams marching across the ceiling and the stunning stone fireplace which creates a glorious focal point to an already fabulous room. The drawing room is purposely designed as a place to relax and is a room free from a TV. Curl up with a good book or enjoy the company of your fellow guests. Soft velvet sofas stuffed with cushions are gathered around the fireplace creating an utterly beautiful social space that just welcomes you in with open arms, like a warm hug.

Snug:
The snug is a multi-purpose room, and a cosy space to relax. It works well as a room for film nights but also as a place where children can play whilst the grown-ups enjoy drinks in the drawing room. There is a wall-mounted TV and a leather-back sofa, velvet pouffes and a selection of games.

Kitchen:
Original beams and polished flagstones fill this room with character, yet the kitchen also boasts everything practical needed for a self-catering stay. A large range cooker with a gas hob and two ovens, one gas and one electric, sits within the original fireplace, and you’ll also find a large fridge-freezer and a dishwasher. A central island is a great place for perching with a drink whilst the culinary masters in your party create marvellous meals. There is also a useful utility area with a second fridge, another dishwasher, a washing machine and a tumble dryer, and a cloakroom, also known as the ‘Gent’s Loo’.

Conservatory:
Taking centre stage is a fabulous dining table where even the simplest of meals will feel like special occasions. Ease into the day with breakfast, enjoy long, lazy lunches and then as night falls, dine under the twinkling lights of the statement chandelier that hangs overhead. This elegant room is a delightful addition and when the weather is kind, you can throw open the doors to the garden. There is also easy access to the terrace and garden.

First Floor


The Grove:
The divine master suite is a masterclass in interior design. A super-king size lies beneath exposed beams and high ceilings. Luxurious fabrics and textiles come together to create a dreamy bedroom in restful shades of blue and grey. A button-back occasional chair sits beneath the window and is a peaceful spot to linger at the start of the day. The spacious dressing area complete with a pretty Juliette balcony features built-in wardrobes and a chest of drawers.

En-suite:
This spacious en-suite boasts a freestanding bath, a separate step-in shower cubicle with a rainfall showerhead along with a large hand basin and WC.

Beech Hill:
This second super-king room features exposed beams, rich fabrics, an original fireplace, and antique furniture, which all combine to create an extremely stylish and elegant bedroom.

The Larches:
Bedroom three is a delightful king-size room decorated in the prettiest shades of the palest pink and green. There is also a chest of drawers and hanging space and lovely views over the garden.

En-suite:
Bedroom three also benefits from an en-suite bathroom with a bath with mixer taps and a handheld shower, hand basin and W.C.

Bathroom:
The family bathroom on the first floor has a large walk-in shower, WC and hand basin.

Second Floor


Bear Wood:
This delightful bedroom is a gorgeous twin-bedded room with colourful prints and character from the exposed beams. A window lets in plenty of light and affords lovely rural views.

Bathroom:
The bathroom on the second floor is shared between bedrooms four and five and features a bath (no shower) with a WC and hand basin.

Jubilee:
Standing opposite bedroom four is another charming twin-bedded room with colourful prints. These two second-floor bedrooms are perfect for younger guests or teenagers.

Games Room


Across the drive from the farmhouse is the old barn, now converted into a wonderful entertaining area referred to as 'The Nunnery'. Step inside and you'll find a space dedicated to fun, there's a multi-purpose pool table which also doubles as a ping pong table, cues, balls and bats are all provided and on one wall there is a dart board, complete with the oche. The far end is arranged as a quirky bar area with a unique piano bar and quirky lampshade lighting.

Annexe


Above the games room on the first floor and reached via a separate external staircase is the annexe with a king-size bedroom, an en-suite shower room, a kitchen area with cooking facilities and a comfy seating area.

Outside


A gated driveway leads to the farmhouse, with a circular drive providing plenty of parking. A gate to the side leads around to the rear garden. The garden is expansive and enclosed when the gates are shut (although dogs may be able to crawl under the gates). It’s a wonderful place for children to play and explore in the fresh air. A sunny terrace with garden furniture and a hot tub runs along the back of the house. There is also a charcoal barbecue.

We stayed in this house for a special birthday celebration weekend. We had a wonderful stay and the house was very comfortable - we would highly recommend. Pros: Very tidy and clean Very well equipped Extremely warm and cosy Beautiful open fires Lots of hot water Plenty of parking So peaceful Cons: The electric hook up did not work. Each time my husband plugged the car in, the electric dipped in the house. We called the house manager and he apologised and said they'd get someone to look at the following week - but this didn't help us! However, as my husband is an electrical engineer, he discovered if you turn the jacuzzi down at night the charger worked over night perfectly! Just saying to help anyone else who has the same issue. Also, on booking, it said the car electric was complimentary but in the house rules book it said a surcharge would be made. This needs clarification.

A stunningly beautiful farmhouse in a super quiet and totally private rural location, with plenty of outside space for dogs to safely run and play games with non farm animals to distract them. The 6 luxurious bedrooms accommodate 12 in comfort and style. The master bedroom suite is outstanding! Two large lounges and a TV snug provide ample space to relax. The well equipped farmhouse kitchen and beautiful conservatory was a delight to prepare meals in and dine together in style. We booked Beecham Farmhouse for a celebratory family get together and we all agreed that the house and location couldn't have been more perfect. Being just 10 mins drive from Stratford Upon Avon, is it in the perfect location. Surrounded by fields the only noise you can hear are the birds. The character of the house made for a homely feel and is beautifully finished. The living areas provide space for people to spread out but there are also good communal areas for eating, drinking and socialising. The garden was such a haven of peace and was safe and secure for the dogs. The games room provided hours of fun in the evenings and was well equipped. All facilities in the property were as described and worked well. The whole of the house was immaculately clean. Beecham Farmhouse exceeded the expectations of all of our party and I have no doubt that we'll be back for a 2nd visit. We all ended our break feeling relaxed and indulged - what a stunning place to stay.

I rented this accommodation for my husband’s 40th and it was perfect. The accommodation is beautiful and equipped with everything you need. We had great fun during our stay (Friday to Monday) and the kitchen and dining area was perfect for celebrations (we had caterers in and a mixologist for cocktails). The hot tub was a big hit and the games room was great (although the pool cues were tiny - not sure if they forgot to put out the pool cues for adults before we arrived). Would highly recommend a stay here!!

We all enjoyed staying at the farmhouse. We did however have some difficulty in initially finding the property but this was helped by the instructions that we were given. On arrival our immediate impressions were what an amazing place it was. I was a bit concerned about the high standard/quality of the furnishings with having younger family with us but in fact it was not a problem. The children especially enjoyed 'the snug' with the provision of books and games. The large garden was also very popular and the family enjoyed the use of the Jacuzzi. One disappointment was that the games room wasn't really suitable for any of the children so it was good that the weather was fine so they could play in the garden as well as having 'the snug'. The bedrooms were all very comfortable and it was good to have very adequate bathroom facilities with lovely soft towels. One thought was whether it might be possible for the extra accommodation to have the flexibility to provide for up to 4 people to stay instead of 2. Some ideas of where might be suitable to walk locally would also be helpful. (sorry if there were but we didn't find them) The welcome bag was a nice treat and appreciated. All together a wonderful place to have a special birthday weekend.

There was space for everyone - the adults had plenty of rooms for peace and quiet, and the children were well catered for with the games room and lots of outdoor space! We were fortunate with the weather, so the barbeque and hot tub were well used! The house was clean and well equipped, with comfortable beds and lovely toiletries provided in all bathrooms. The location was great for visiting Stratford, The Cotswolds and Warwickshire. Would love to return!

This is an absolutely fabulous house - met brother and family there for three nights - half way house for us both - stunning in every way but still comfortable and relaxed - would be amazing in winter with roaring fires .. ocado deliver there - towels / linens all lovely - tea coffee and sugar plus shampoo conditioner shower gel all provided - I truly hope I can return soon - highly recommend

What a beautiful home . We loved the flow of the house and each family having their own bathroom . The garden was great for the little ones and the flow between inside and out worked very well. We slept well in lovely comfortable bedding and luxuriated in bathtubs and the hot tub too. Kitchen was so well equipped as we cook a lot and very grateful for big bins and big cooking pots / trays etc. Loved this old property and it was a wonderful place to celebrate a birthday.

We had a party of 12 that stayed at the farmhouse, the whole property was fantastic and very comfortable. Location was great being so quiet, but initially using the what3words took us down the wrong road, however the written instructions were better to follow. The gate at the entrance was a bit temperamental, working sometimes and not others. Having the games room away from the main house is a good idea. Kitchen was well equipped, Some more serving implements, ‘stronger’ bottle opener and having instructions for the dual fuel oven would have been useful. If having a large gathering again in the area then I would use again.

The property is outstanding, from the well kept lawns on the approach and to the luxury furnishings inside. This made for a welcoming and relaxing stay to celebrate my 50th Birthday with family and friends. They were all amazed with the property and loved having the games room and hot tub to use during our stay. The property was spotless, but have had to just mark down one point due to a few of the bathroom bins still having waste in from previous guests. Otherwise, the property was immaculate.

A great house for visitors to just chill and chat together in comfort. Everything went to plan and The telly never went on! And the local eateries were well used!

We have just returned from a 5 night stay at Beecham House. There were 11 of us, we had lots of space and never felt like we were on top of each other. The house was furnished to a very high standard and was exceptionally clean, in fact we never felt like we were in rented accommodation, it felt more like we were staying in someone's beautiful home. The house was full of character with original beams and doors, flagstone floors, very comfortable sofas and beds and smelt amazing as there were reed diffusers everywhere! We all appreciated the attention to detail, especially in the living areas and the kitchen. Outside there was ample parking and immaculate gardens surrounding the property. We made the most of the hot tub and the games room everyday! There are lots of walks from the property and endless more throughout the countryside and surrounding villages if you take the car. I found the booking process easy and straightforward and the company was efficient and quick to reply to my emails. I cannot fault any part of our holiday and we will definitely be booking again next year. It was truly a 5 star family gathering!

We have just come back from a wonderful long weekend at Beecham Farmhouse. We visited as a family of 4 with our dogs. The house was ideally located for us to see relatives who live close by and to access the attractions & amenities of Stratford & the Cotswolds. The house is beautifully decorated (traditional yet fresh), exceptionally clean, homely & comfortable, and very well-equipped. Outside, the grounds are extensive & well-kept. We had fairly mixed March weather so we look forward to returning in the summer. Whilst the stay wasn’t cheap, the property offers a huge amount of space (both living and sleeping) & an exceptionally high standard of accommodation in a picturesque setting. We wouldn’t hesitate to recommend Beecham Farmhouse.

This is a truly wonderful house. It’s set back and down a long lane but once there it’s literally heaven. Beautifully decorated- each room is just lovely. It’s big but still has a homely feel. Loved the dining room where we had lovely evening’s celebrating my 50th. Hot tub great fun and location is fab we went to both Stratford and Broadway. A real treat.

A beautiful house and fantastic location. We had a very happy stay celebrating my husband’s 70th birthday. The only problem we found was that the electric oven side of the range didn’t run true to thermostat and when got back from a local walk the large join of beef we had on Sunday had hardly started cooking! All in all though, a great stay!

We loved our stay at Beecham Farmhouse. It is a large, beautifully renovated and decorated home that had ample space for our party of 11 (6 adults, 5 kids). Communication from the property managers was prompt and courteous - they were super responsive and helpful! The location is a little odd - beautiful farmlands about 10-15 minutes from Stratford upon Avon but you have to drive through a (light) industrial estate to get there (we were a little surprised when we first arrived). It feels very remote, but you are driving distance to Stratford, and the most popular Cotswolds villages are about a half hour away. All in all, we loved staying at Beecham Farmhouse and would do it all again!
